STABLE COTTAGE 1 features an open plan living space with kitchen, two bedrooms, one king-size and one twin room, with a family bathroom with bath and shower. To the rear is a large secluded garden but guests are welcome to make use of the wonderful estate grounds. Dog friendly.
Located on a family estate of slightly under a thousand acres and surrounded by green fields and woodland, this newly renovated cottage is the ideal base for a small family to explore everything the Norfolk coast and countryside have to offer.
Located within the grounds of a Georgian country house surrounded by parkland and mature woodland over looking unspoilt countryside on the owner’s estate. The estate has large woodlands with wildflower meadows and permissive footpaths to explore within walking distance of this charming and newly renovated cottage. Which also offers guests the opportunity to discover all that North Norfolk has to offer. It is a mecca for nature lovers, anglers, painters and walkers. Wroxham, gateway to 125 miles of waterways which make up the National Park of the Norfolk Broads, are just a short drive away and can be explored by foot, bike, car or day boat. The stunning coastline is also within easy reach with quaint seaside towns full of cobbled streets and fishing boats and the larger towns with promenades, piers and sandy beaches. Family destinations include Dinosaur World, Bewilderwood and Africa Alive. While culinary, retail or cultural tastes can be served by the city of Norwich which is also close by.
Guests enter this cottage through the side door and arrive in the modern and stylish lounge area, which consists of two sofas and a large wall mounted Smart television offering the perfect environment to unwind and watch a movie after a busy day out exploring. There is a table and chairs for up to four guests should you wish to dine in. Heading through from the lounge area towards the modern style kitchen which is well-equipped and has an electric oven and hob, microwave, dishwasher and a fridge/freezer.
Up the stairs there is a master bedroom which has a super-king-sized bed along with storage space for your belongings. There is also a twin room which has a zip and link bed so can be made up to a double on request. The family bathroom completes the upstairs layout and here guests have use of a bath, shower over bath and WC.
There is an enclosed garden to the rear of the property should you wish to soak up some sun and garden furniture is provided by way of table and four chairs. There is parking for two cars available to the rear of the property.
Dogs are charged at £20 each per full or part week.

DAMAGE DEPOSIT INFORMATION
A £250.00 good housekeeping bond is required by way of pre-authorisation via our secure payment system STRIPE, the pre-authorisation is released immediately on satisfactory checkout
BOOKING FEES
A 50% deposit for the booking is required at the time of booking. If you make a booking more than 9 weeks before the holiday date you will be required to pay a Deposit when making the booking and the balance will be due no later than 9 weeks before the holiday is due to start. If you make a booking within 9 weeks of the start of the holiday you will be required to pay for the holiday in full at the time of booking.
CANCELLATIONS & REFUNDS
If you cancel within 14 days of your arrival, the deposit will not be refunded. If you cancel 7 days before your arrival the full cost of your stay will be charged.
Refunds/moving holiday dates will be given in exceptional circumstances and only at the owner's discretion
ELECTRIC CHARGING POLICY
Please be advised we do not have any facilities to charge electric vehicles at Stable One, charging by means of a normal 3-pin plug is not allowed. There are charging facilities available local to the property.
